Qualifying Criteria

Application Requirements:    
Rental applications must be completed by each person over the age of 18 who will be residing in the apartment.

Pet Policy:                
We Accept Cats only for an additional $250 deposit and $30 a month. 

Credit Report:                            
  A credit report must be run for all applicants over 18 years of age.  Credit must be excellent with no history of eviction.

Re-qualifying transfers, Change of Occupants
For a change to the rental agreement (other than rental rate)a new credit report will be completed.

 Income Requirements:                  
Income is based on gross salary and should be 3 times the rent or higher.  Income can be combined for
married couples and roommates. We do not except co-signers. (no exceptions)

ID Requirements:                              
  We must verify photo ID before approving the application.

Proof of income:                                 
We will need a copy of a current pay stub or tax record if self employed.

Renters insurance
Proof of renters insurance will be required prior to move-in.

Occupancy limitations:                
Studio.            No more than 2 people
1 Bdr.              No more than 3 people
2 Bdr.              No more than 5 people
